What this establishes
- Confirms Rachel A. (Cooper) Downing [p.846] as a daughter/heir of Daniel Cooper III [p.737] and pins her allotment: ~76 acres on the Iron Works Road, Scott & Fayette Cos. = the Lot No. 2 (77 ac) she & husband George Downing took in the will division ([A.112 §6]: "Lot No. 2, 77 acres → George Downing & Rachael his wife").
- Chain of title of Lot 2: Daniel Cooper estate division (1850) → Rachel A. & George W. Downing → Edward P. Gaines (13 Apr 1876, Scott Co. Deed Bk 14 p.475) → M. Hamilton (9 Feb 1877, this deed, $5,000).
- Metes match the will's Lot 2 ("corner to William Gaines," Iron Works road) ⇒ same tract; the neighbor William Gaines = husband of Elizabeth (Cooper) Gaines [p.850] (whose Lot 1 adjoined). ⇒ Rachel & Elizabeth's allotments were adjacent on the old home farm.
- ⇒ Rachel + George W. Downing were still living / selling in 1876 (sold their Cooper-estate lot then).
