Data from the document [partial] (OCR-transcribed)
Two companion deeds arising from the court-ordered division of the Vandergraff heirs' land (~4 miles from Georgetown, near the turnpike road Georgetown→Lexington), per the Scott Circuit Court chancery suit "William R. Fleming and others vs. Eliza A. Vandergraff and others" (March term 1845). Surveyed by John Ewing, Surveyor of Scott Co. The partition lots: No. 1 — Wm B. Flemming; No. 2 — J. S. Vandegraff; No. 3 — Wm J. Vandegraff; No. 4 — Edward Troy.
- Deed A — Wm. J. Steele, Commissioner → "Daniel Cooper of Sc[ott] County, Ky": conveys Lot No. 3 (belonging to Eliza Jane, Abraham F., Cornelia and William J. Vandergraff), "fifty eight acres, three roods and twenty four poles" (resurveyed). [desc — consideration not clearly legible in OCR]
- Deed B — Virgle (Verple) Paine, Commissioner [for infant heirs John & Mary Vandergraff] → sales of the adjoining tract: a portion to Daniel Cooper ("fifteen acres and thirty two poles," $760), and a portion to James Gaines ("forty one acres and thirty two poles," $2060). Both begin "at a stone at James Gaines['s] corner," running with Buford's line / the Iron Works road.
- Survey endorsement: "the lands conveyed by Virgle Paine and Wm J. Steele Commissioners … to James Gaines and Daniel Cooper belonging to the heirs of John & William Vandegraff … deed bearing date 18th Sept 1845." Signed W. J. Steele Comm'r, V. Paine Comm'r, Danl Cooper, James Gaines.
Notes (identifications → people files; not verbatim)
- "Daniel Cooper of Scott County, Ky" = PROBABLE [p.737] Daniel Cooper III — a Scott-Co. Daniel Cooper acquiring land in 1845, five years before his 1850 death; his estate's later division put a Cane-Run tract to daughter Elizabeth [K.59]. Common name — not certain: this tract is "near the Georgetown–Lexington turnpike," whereas Elizabeth's estate tract was "on the waters of Cane Run," so this may be a different Daniel-III tract (he could have held several) — or a namesake. A cleaner read / the estate division would confirm.
- Cooper & Gaines bought ADJOINING Vandergraff lots (Daniel Cooper's Lot 3 + James Gaines's 41-ac portion,共 sharing the "James Gaines corner" boundary). Elizabeth (Cooper) Gaines [p.850] married William Gaines ⇒ the Cooper and Gaines families were land-neighbors in this Scott-Co. neighborhood — corroborating the Cooper–Gaines tie (James Gaines is plausibly kin to William Gaines).
- NOT the estate division. This is a 1845 purchase (pre-death). The post-1850 Daniel-Cooper estate division that [K.59] cites ("division of her father's estate … record of the Scott County Court Clerk's office") is in a later Scott Co. deed/order book — the descendant-roster payoff pull continues there (see [p.737] search recipe).
- Index leads (same film, IGN 008272146): the bound grantor index lists "Commissioner to Cooper 175" (= this deed), "Commissioner to Gaines 177," and "Dearborn to Emison 161" — the Gaines + Emison (Daniel III's Gaines daughter + Emison grandchildren) entries are worth pulling.
